Modern Design.
The pixelated volume translates the busy boulevard movement into the Highrise building while respecting the human scale with cubic, recessed arrangement of the scheme. The project is designed as an ‘open cube’, open to the commercial boulevard, the city views and to its private greens.
The generic office floor is recessed in various places to respond to the urban context and open up the building toward the main view creating outstanding daylight conditions and indoor and outdoor areas topped with green. The cubical pixelated design allows such design treatment whilst maintaining high efficiency and flexibility in the floor layout.
Sleek Architecture.
At street level the building volume is designed to give space to central entrance while incorporating public boulevard ‘under’ the building stripped envelope.
Besides variety of open space and flexible work offices the building contains a panoramic cube which is in the heart of the volume of AHJ Headquarter. The cube that connects the two neighboring volumes contains executive floors with lounges and canteen on the fifth level all overlooking the waterfront. Additionally, a rooftop garden on the sixth floor is accessible to all tenants and contains a botanical garden with native greens, and a setting for dining and socializing.
Cantilever cube that extends horizontally with a span of 7m and thin framing at top and bottom is achieved by utilizing post-tensioned design at cube slab area only.
The tower facade is designed in response to the sun with strip profiles that wrap around the building, shading the glazing from the sun. The intent is to minimize the sun landing directly on the skin of the building, causing overheating and glare to achieve the best quality of glass specifications.
At night, the strips of the envelope are lit to create a new silhouette on the commercial boulevard skyline.
